The Double-Edged Guarantee When some companies offer a rebate, they are simply increasing the price of the product to cover that rebate. That's what our "Double-Edged Guarantee" is all about. If we don't offer you the most competitive quote, we will still rebate you $200 towards your home plan costs. Terms and Conditions of the "Double-Edged Guarantee: |

| 1. | We will reimburse up to $1250, directly back to the buyer, within 7 days of funding the Construction-to-Permanent Loan. If the buyer so chooses, we can also credit the amount towards the buyer's closing costs of that loan. The amount of the rebate will vary, according to the loan amount. The rebate thresholds are as follows: | |||||||||
a. Loan amount of <$150,000 b. Loan amount of $150,001-$300,000 c. Loan amount of $300,001-$400,000 d. Loan amount of >$400,000 |

| 2. | a. In order to determine which lender has the better deal, it is necessary to get lenders to quote the same loan program, the same interest rate, and the same construction period.
b. The better deal will be determined by the amount of lender charges on the Good Faith Estimate, combined with the rate and the construction period. c. Title charges, Attourney charges, and Governmental charges will not be considered in the equation. Theoretically, these should all be the same, no matter which lender you choose. Please refer to our "Smart Shopper's Worksheet" to have a step-by-step guide to comparing lenders. d. Custom Mortgage Services, Inc. will not pay any form of rebate if it is determined that the owner is also the builder. There are loan programs for this type of deal, but the rebates and guarantee will not apply. e. Custom Mortgage Services, Inc. reserves the right to change or alter this rebate program at any time, without prior notice. |

| 3. | If you are able to find what appears to be a better deal on your loan, Custom Mortgage Services has the right to match the deal or beat it. The "best" deal is determined by factoring in the interest rate and closing costs only. If we cannot meet or beat a competitor's deal, we will still pay $200 to the buyer, within 7 days of funding the competing loan. To receive the $200 payment, we will need the following, all of which are easily attainable from the loan officer who closes your loan: |

| a. A copy of the Good Faith Estimate that we were not able to match.
b. A copy of the executed Settlement Statement that matches the deal proposed on the Good Faith Estimate. c. A copy of the lock confirmation, dated the same day as the Good Faith Estimate we were not able to match. |
